I will,take care of the high potential equity based leads.I advertise on radio, TV, direct mail to commercial owners, and make offers on expired listings.I don't think you need a partner unless you feel you lack some education or skills that another can provide.I would keep it simple, I use a system that I developed10 years ago, it is call Control and Roll, control properties and sell at public auction.

Currently working on setting my first set of systems for when i get my first building so that i can reduce the mistakes ill make once i have a building.

The only people who tell you that kind of thing are people who are selling a program/system. 

Friendly salespeople and a good online document management system to get the paperwork filed.

I guarantee if a nuclear bomb went off a few months later some real estate guru would have a system for making huge profits in post nuclear blast zone real estate.
