The LLC is disregarded as I am the only member when it comes to my taxes so my rental incomes/losses are just reported via Schedule E.I forget all of the reasons why but when I looked into this initially 3 years ago the best strategy was S-Corp for shortterm, LLC for holds.BMR

You also setup "classes" (sort of a "third dimension" to your accounts) -- each building is a class. that way you can do a profit and loss byh "class" and it will break out your PL per building!

I have conclude that because they do buy at a larges enough discount the spread the potential losses over the total amount of properties brought get balanced.

However, with my contract the tenant loses big time as I ask for at least 5% in closing costs and 2 payments upfront (plus being sued for loss of payments and repairs).
