How wholesaling works in simplest form:1.Wholesaler finds buyers and finds motivated sellers2.Wholesaler contacts seller gets property under contract after negotiating price for property3.Wholesaler flips the contract to his end buyer4.End buyer closes with seller5.Wholesaler gets paid assignment feeIt gets more involved then that but that's what wholesaling is in a nutshell.As far as the situation you described either the wholesaler was trying to assign a property from another wholesaler or he was doing something illegal buy trying to sell you a property he didn't have under contract.Those types make us legit wholesalers look bad and those types should be locked up.

not a quick process, but one if done correctly can yield you a great agent.2  network with other investors and you will quickly see who the top investor agents in your area are.3  call a few larger brokers in your area and ask for some recommendations.when you find your agent make sure you can clearly define what you are looking for and can provide a legit POF.

So unless you didn't want your fee on the HUD and get paid from the closing company, if you still didn't want to disclose then you'd have some form of agreement off the HUD that your seller would be paying you (which then you'd have to trust your seller to be guaranteed your $) and then the end buyer would still want to see the original contract (which again, if you built your fee into the initial contract with the intentions of hiding your fee and agreeing to get paid on the side outside closing) then you could operate that way.I by no means am trying to tell anyone they should be hiding it or go about it this way, but answering a legit way to handle your question.

If they want get paid a fee at closing when it funds then that is fine.Too many fakers out there stealing money and make small fees appear legit.

Some of these may be legit, but some of them...especially the ones who claim you will start off making $10,000 a week....sound like a scam.How would a scam like this work?
