How would you handle it if this was your deal?

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

I'm an Executive Broker here in Arkansas and love finding the best deals for my clients.

We live in Phoenix and every time the ac unit goes out (every 3-4 years) it takes them at least a week, but usually 2 to have someone come out, look at the unit, then complete paperwork and requests to get a new compressor or parts.I am dealing with this right now in my personal home, and am hunting for my first investment property right now.

I ended up finding another deal and put that VA construction loan on the back burner.

I have a secured line of credit at my local bank, and for my first deal, I think that is a good way to start - with someone you know and is local.  

What made you interested in investing in this type of deal?
