Do you think this is setting me up to be sued later if someone gets hurt using the weights?  

I think house flipping is something I could be interested in later down the road but, for right now and for the foreseeable future, I would like to make rental properties my niche.  

I have had pretty good success filling rentals later than that, but it is a good market.  

The tenants had been friends for many years but never lived together before which was a red flag for us but picked them either way.Now 2 months later, February rent is late and I was on them daily to get it paid and as they were new was giving them one chance.After a bunch of excuses the truth comes out: she moved out and took the rent money he gave her to pay me.I spoke to him and I will be getting paid this week when he gets his next check.Here is where I need advice: he told me he changed the locks so she can't get in.

A good friend of mine got started in real estate the summer after high school. 2 years later, he had quit his job and was doing real estate full time.

The tenant above them came down a while later, pounded on the door, and started swearing at them and threatening to call the police on them, at which point they say they quieted down for the night.  

Much whining and complaining later, and many explanations by me about how much it costs to keep the heat at 85 and how no one else in the building complains and they all have the same set up, and one call to the utility company when their CO detector went off (they decided using the gas stove to heat the place was a good alternative) the tenant (who pays their own electric) has purchased space heaters.
