Orlando is literally built for STR as you won't have to get wrapped up in learning and keeping up with regulations and nosy neighbors, I'd be happy to talk to you about that more.Florida in general has always been very attractive for landlords due to friendly landlord laws, constant flow of new residents, weather, pricing compared to many other large metros, always growing economy and endless hospitality/service jobs that feed the rental market.

Tenants have been a little bit of a litter bug leave before belongings and leaving personal belongings like it's storage what would be the best way to approach them about and enforce to keep clean and no personal belongings

Of course cash would be the best scenario and in my opinion if you have a large portfolio you really need to look at each of the assets to make that determination.

Dealers/movers definitely know what they can get, and private sellers follow suit so you'd have to be motivated/connected AND be able to move fast to find a fair deal on a decent 'newer' used manufactured in the first place.I'd probably go new 75% of the time vs what I've been able to find price wise, used, personally..
