@Steve Uekert Steve, I think that your first step needs to be gaining Financial Literacy.This means learning the language and metrics of CRE AND how to apply that knowledge to underwrite and determine the highest and best use of a development site.

Studying and researching is great but until you actually apply it to the real world it doesn't mean squat.I think new investors should just start off small. 

Studied the rent in the area vs. cost of mortgage to make sure we would cash flow.

He speaks the language of a real estate investor and has challenged me in my analysis.

Would a cost seg study be different, depending on which I choose, or the study results will be the same I use those results differently? 

Back up what say with your language in the lease a good lease will cover all the issues that can happen but really, they don’t we need to update them ever so often.
