I am looking to buy in the Northern Mississippi area, most likely the city of Horn Lake.

I have a lake house vacation rental, and for me personally I have to rely on VRBO/HomeAway at this time.

We own one OOS SFR on a lake in Alabama. 

I am a newly licensed real estate agent looking for broker recommendations in the NW Miami-Dade County (Miami Lakes, Hialeah...) or South Broward County areas in FL. 

I am also in a year round vacation area (south Lake Tahoe) though the shoulder season can be on the slower side April/May & October/November.

LOLin Lake Oswego were I live and have built half a dozen  55k for permits.in Gresham were I am currently building and built 30 last year and 23 this year  30k for building permits all in.out in Yamhill ( Oregon wine country were I built a dozen) permits 12k....I suspect Bay AREA is 75 to 100k per house JUST FOR BUILDING PERMITS and hook up fees.the numbers I quote above are all in  include hooking to sewer water, storm park fees.. and other city fees.. the actual building permit review fees are nominal in all areas its the system development and hook up fees that are huge..
