The whole process will take 2 hours start to finish and I am not even interested in billing them for the time, time is more valuable to me than money, and I just dont want us to have to take the time.

We did a walk through and did not smell anything 2 days ago. so afterthe complaint we said we could go there and inspect.tenant started getting really angry and complaining about other things and how much rent they pay and we are greedy.

Thank you for the thoughtful responses.....I will show them the comps, and start with a $150 bump, which is still very under market.Will go to a lease, and note the projected annual increase of $75-100 at next lease renewal period, to get them in line over time.

I suspect your chances of closing are slim so start looking for a credible lender who will do their due diligence on the property early in the game instead of just now figuring out that the property is rural.

I feel like I don't know what I don't know, and I feel that jumping straight to an investor-backed leveraged multifamily deal as a first timer might be a bit too much.Yet, I see no other way to enter the multifamily space as the entrance barrier is high, and cheaper deals in tertiary markets are often cheap for a reason.Would love to hear your thoughts on whether jumping straight to a multifamily syndication is reasonable, and if so, what would be the best path for me  to make a deal happen in the coming months?
