The litmus test (in my mind anyway) is, if you are not comfortable doing your own title search (yourself) on a property you're considering bidding on at auction, and fully understanding what you find in that title search, you probably shouldn't be bidding on that property.Buying a short sale or even REO (bank-owned property, where the bank has already foreclosed, now owns it, and is selling it) are both far better options than a foreclosure auction itself.

Easiest would probably be to spend the couple hundred bucks to become an agent and get access to your state's forms which have been put to the legal test.

I'm not sure what a mold inspection letter gets you in this case.Mold killer, mold test kits and humidity indicators that test for dampness inside walls can all be had for a reasonable price online.I had mold in my crawlspace due to a leaky HVAC.

The floors are not as long tested in the market place like laminate but if the claims and durability on warranty are true then I really like the product.

Typically (varies by state) you are an agent FIRST for so many years when originally licensed after passing your ongoing classes and then the final state exam.If you pass the final exam your license is usually on INACTIVE status until you associate and sign up with a brokerage to hang your license with.Various states then require a certain amount of years typically active and in good standing before they allow you to take the brokers license test and even then maybe more years before you can become one.

The HOA fees cover these.This has been tested many times before, a mentor of mine who has been a landlord there for going on 4 decades that having a property management is not cost-effective and generally a bad idea - in that particular location.I don't like the idea of giving up $3,000-$5000 per year, per property, to do less than $500 worth of work.These aren't the typical high management intensive single family homes in the Midwest.As I was saying before, why would the time difference be such a big issue?
