To most this might be scary but I have been in the construction business for 30 years and have installed hundreds of miles of water and sewer pipe,  That said, I know I won't be on-site but I know how to sub-contract this work quickly and efficiently.There is no gas in the park.

That's how you keep my business.The tenants are a much older couple who have asked (and I said yes) to doing a few minor things like installing hand rails in the showers and a sink with an extendable faucet.

Both furnaces still work but are 20 years old, I received an estimate to install new furnaces for $5k, We also plan on repaving the drive way and sidewalk as there are major cracks in both.

He patiently lived without carpets for several days but we did give him his full security deposit back a week before he moved out & a glowing reference to his new Landlord(s) in Iowa.It saved us a month of downtime & the carpets were being installed the morning the new tenant was loading their U-Haul 20 miles away.

You need to have a mix of credit (at least 3 credit cards, 1 store card, 1 installment loan, mortgage loan is a plus but you don't need to have mortgage loan to hit 800).

When I was 16, I went to work at a local flooring company in Bedford  as a helper/installer, and worked there for almost 5 years.
