After saying this 3 times and not getting an answer, suddenly the sellers are calling them and they need to answer right away, and hang up on me.

I’ve found it best to start over from scratch but maintain the old listing title and cover photo for a short period of time to get any potential guest transfers.

@Sam Hudacek - I always say I dont "recommend" any handymen because none of seem to stay consistent over time, but happy to give you a few numbers of guys we have used that do a decent job.

That is what you need on these deals, rehabbers want the easiest closing in the fastest time! 

If you can handle it, you should be able to get five or more fourplexes by the time you are 30 and earning enough cash flow that you will have the financial resources to enjoy life.

This has been part of the problem last few years; the market has became saturated with first time investors buying your average 4 bed 2 bath home thinking they are going to kill it self managing, only to realize the returns are no where near what they anticipated and the work needed to self manage is more than they thought it would be.
