Your best bet would be to get a GC out there to give you a scope - it would be fairly impossible to give, even approximate numbers, virtually on a forum like this without photos and additional details of the property.Good luck to you!

Without your name on something you are going to have a tough road - not impossible but you have to balance how much equity you think you have in this property with the legal costs you are going to absorb.

What, will normally be a go on my part if the financials look good, now with a pandemic is difficult, Is almost impossible to evict tenants during the pandemic and some states have protection even after pandemic ends, For example in California the State eviction protection states that one has to wait 3 months after the pandemic declaration ends, before performing evictions, So we are in for the long haul.

If you’re trying to get started in this insane market, it is going to be difficult if not impossible to get something that cashflows there, and MAY be better off looking out of state, even if it sounds a little scary;)That being said, I want to echo some of what @David Fernandez said in his reply.

Smaller multi family is hard to find, but not impossible
