I've read mixed things and was not able to find a previous post on the subject but has anyone been able to use the projected rental income towards your DTI ratio to be approved for an FHA?

Plumbing piping, hot water heater, etcHVAC?

And I'm not sure if I'm describing a "wrap" or if it's a "subject-to" correctly. 

I’m unsure if I should sell it and put the money to OOS investment or hold it until the market is HOT again??

Is there a hard practice that prevents this from becoming highly subjective?

I am in a hot rental market.

I had one seller pay all of the closing cost and just deed me the house subject , so in theory it was a no money down deal.

I came across a pre-foreclosure property which i am interested in purchasing as a subject to.
