I think it would be wise to get your own eyes on the property, and setting up the furniture, but I bet you could hire it all out if you wanted. 

I don't see a deal (yet), though...Here are my concerns:First, your expenses don't include property management, which is a real cost whether you do it yourself or you hire someone to do it for you. 

Anyone came across a good contract that they are using when hiring their GC?

The big builder attempted to muscle me at the end of the build, but I hired an attorney for a few hundred, and they sorted it all our with something I never though about.

If you didn't provide the tenants a sheet with itemized charges at the beginning of the lease, then you should hire it out and bill the tenants back.

So many places are hiring and can’t get people to work.

Organic farm/hire the laborHand picked cotton farm/hire the laborIf it's fenced, graze others cows and horses for a fee.Bring in some old "Stuff" to hide behind, and make it a paintball war park.Turn it into a vehicle wrecking/recycling yard.Set up hay bales and make it into an archery park, charge admission.Invest in some folding tables, chairs and tents and advertise it for quinceañera parties and wedding receptions.

I'd be hiring someone to do this, not doing it myself.Thanks.
