I have some clients who are brrring out properties and are able to pick up a couple at a time, and refinance in a blanket loan, get out most if not all of the money they put down on the original hard money/rehab loan, rinse and repeat.

if you do not find one, let me know I can send you an attorney we use to create them. probably not going to be the most cost effective, but will get it done. 

If you can get a property with a more modern floorplan at a similar price I would go for that.

The basics are I would rent a number of units from the syndication LLC, would be responsible for management and expenses (ie utilities), and then I would keep a portion of the profit (basically my upside for managing the mid term rental units) and the other portion of the profit would go to the syndication LLC which now gets over market rent.

As mentioned, there are 2 major approaches: contractor or DIY to resolve.Contractor: Get bids and charge the tenant what it costs you.DIY: Tally your materials and labor cost, then charge your tenant.
