If the property never generates cash flow, or at least 8% of cash on cash return, you'll never get that entire 8% until the sale. 

Still, I am not an expert in any of this.The key issue you brought up is how to get the profits / cash flow / money into your hands to pay the bills. 

My Investors are open to the down payment price and splitting profits 50/50 (Overtime for equity gain as well as monthly cash flow).As this will be my first investment property I am buying.Also, I have means of financing.

I profit a little over 3k a month after all the bills for the three houses are paid.

Today I am enjoying the cash flow that Atlanta generates and also the appreciation.The moral of the story is if you can find a market which is rising, ensure you buy in good locations, which is what I am targeting. 

Maybe get a low priced master lease afterwards allowing you to make good profit from subletting.

In my experience, it is an excellent tool for tracking incoming calls and being able to match the marketing that generated that call (i.e. a different number for different mailings, etc.) but I always found it to be cumbersome to make outgoing calls from, considering a cell phone is pretty simple to use.

. - timing a market is always 20/20...Remember that in a recession, some properties are traded for a higher cap rate, but it's harder to raise rents - and in a value add deal is the main source for your profit.

It's not a big deal for them to generate some comps real quick.
