Hi, I am 19 and going to school for finance and real estate and have started crunching numbers as a practice to see if I can find some good deals.

I thought of banking on appreciation and rate drops as pure speculation and akin to gambling.

You still need the reserves for now, but you are in a good spot.Your real choice next is where to invest.

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

We ask the person who the real owner is and if they are not correct, ask them who they are in relation to the applicant.Good luck!

That leaves $625/month for utilities (utlilities are real expensive in San Diego) and furnishings.
