It's not the income tax that worries me so much as the cap gains tax and more than one person thinks it's possible as we had the largest post-election stock sell off in the history of the US.Then again, none of it really worries me.

I'm not going to send a check to a treasurer whose term expired and may not even own a unit anymore, without some idea of where the money is going and how it will be used.The commons areas need attention, but even if I got on the board and straightened things out, I doubt very seriously that I could get a majority agreement from the rest of the owners to make any major expenditures.

Matt,I agree with Ryan that starting with a smaller deal to gain experience would be a good idea.In my experience, sellers often grossly distort the truth about the NOI, so you will need to verify that.

This gives you incredible buying power (all cash offers) right off the bat.I realize it is dissapointing to not be able to pick up a few on your own, but from the partner's viewpoint, he/she is wanting full attention, support, and time spent on your common endeavor.
