This doesn't allow you to screen the tenants but it does give you some control that the current verbal agreement does not.You can require that they complete the background check if they stay as well as executing a new lease.

You'll also have to pay additional fees (usually a flat rate but you can get estimates from them) to have them draw up the mortgage and note documents that spell out the terms of the seller financing and make things official at closing.

There's no point in trying to figure out why.The best thing is to screen as well as possible and explain the lease and the expectations up front, before they sign.

A property that has flat appreciation will be going down most likely in the future, it's a normal cycle, excluding external factors, the building will need updating and perhaps a change in external factors (revitalization of an area) to bring it back to market.
