I would focus on quality neighborhoods if you are new as well.

We literally just took over the property last month so I don't have too much info on this but I believe where we are, it's pretty safe neighborhood.

I want to start off on the right foot and not waste time or money in a bad fit. 

Make sure you will have enough in cash for the renovations you need to do plus the down on the other property you want.In your spare time find a three bedroom home that you want to buy in the neighborhood you want and find out what the ROI is or will be. 

We haven't purchased deals by BP standards, but we've thoroughly enjoyed the homes we've lived in and the neighborhood we're in now. 

It's a nicer home (10 years old) in a great neighborhood.

@Andresa Lobrace,  this is a 1925 built two-story rowhouse located in the Hartranft neighborhood of North Philly.

But the numbers made sense and we really felt if we did some great work (and add our first pool ever), we'd get what we need to make a profit and have a great portfolio property going forward.As many of you know, I've had a VERY stressful project over in the Jefferson Park HPOZ neighborhood, so this kept us busy while that one has been on hold. 

I liked the Christian Park Neighborhood.
