What made you interested in investing in this type of deal?

Any insights welcome here and feel free to blow up my structure because I know I've got a pretty loose grasp on all the concepts here.

I feel like everyone is stepping away from the beige and gray and gravitating towards the white walls and black trim etc 

If payment isn't made OR if they aren't bought out in time, they own the common equity 100%.

What made you interested in investing in this type of deal?

The test I would use (if I were inclined to consider turnkey) would be to ask that I be put in touch with a former/current client who made money over some meaningful period of time using the system and was willing to be transparent om sharing the numbers with me. 

Thanks Kim, If I were to install them I would go with the card/app ones but thinking it over I feel as if I would be trying to squeeze to much from my tenants, just going to go with updated an updated washer and dryer and not charge them.

You’ve just made it super easy for them to find you and now they can research your other assets and probably sue you!

I usually ask for some form the rent roll/rent ledger showing payment history and some form of proof of payment (I'm a bit paranoid) for the last two months (deposit receipts, bank statements, online receipts for payments made online rent portals, etc.) 

He is not in a position to begin lending money for several reasons.I assume the HELOC was made against his personal residence.
