Check in some of the wholesale threads for detailed info on how to structure.I would approach the transaction from the aspect of push come to shove, buy it myself.Again I would ask, why is the seller selling?

She has a license and I will be her assistant.I anticipate, as her assistant, to be able to inform customers of property details, record contact info, gather info about prospective listings, follow up with customers regarding bid placement acceptance or decline, place signs in yards.She will show houses, sign contracts.Also, would we be allowed to open our own office away from the agency that she works for?

Again, without writing a novel explaining the details and reasoning behind this (should be obvious to the experts anyways) - I want to locate properties owned by distressed sellers.Maybe they're not even selling either - they may just be in a bind (i.e. lost a job, getting divorced ... can't pay local taxes, whatever)Where's a good place to start when looking for distressed sellers???
