Of course i'll have them sign a receipt and make a copy to give to the Title Co.I also have a early termination penalty clause for me and the buyer if either one of us cancels the deal early, Is that fair?

Getting paid on the 5th or 6th sucks, but if I had tenants who were otherwise great, I'd deal with that.You might run into fair housing law issues if you try to charge them more because they have kids.
