Your state could have a statewide eviction moratorium or congress could pass a bill with another moratorium or the CDC could extend the current moratorium-- I'm guessing they'll do something for a few more months but you might get lucky and have a window...

Tenants have a right to quiet enjoyment, but you can document extended stays and other evidence of lease violations without entering the property.  

Sure it suffered due to COVID, but you want to buy when there is distress.

They can cash it out at that point or they can extend another 3-5 years.

They keep extending it so we don’t know how long it will last.

@Breelon BryantI believe there may be a portion of investors that may be over extended, but the savvy investor who planned correctly for a rainy day is flush with enough cash to get them through the drought.  

We are flirting with the idea of buying a long term small unit in Las Vegas as we aspire to spend some extended time there once we retire - 15+ years from now. 

Mortgage Forbearance will be extended another six months (3 month increments) with the passing of the new Stimulus Package.

We have always purchased one at a time to not over extend, but have purchased more than one per year with this strategy.Good luck
