@Dustin Leonard  Personally I would wait at least a few months as the federal eviction moratorium is expiring and there's speculation that a lot more inventory will come on the market. 

But since the leases expire at the end of October, I can simply have them on a month to month.    

Late fees are now only after a week has passed from the date of default.In any case, it is what it is.

I would presume that you would use actual FMV of the personal property on the date of disposition.
