After a year or so of fixing up a property get a cash out refinance to really get the next ball rolling.

That’s a question to ask if the answer is yes.Ask if they’ve had to write offers for investors, if they’ve been in multiple offer situations and been able to get their client the property successfully, and ask if they will write low-ball offers (if you’re an investor).Also ask if they’re on a team and will be handing you off to someone else under them.If it’s a personal residence you’re after, ask them about first time home buyer programs available in your area.

Far too many sponsors make the mistake thinking that they're more skillful than they are and end up in a giant ball of flames.  

Unless you have a crystal ball all you can do is run your numbers conservatively and buy right.

I have the desire, but trying to build the vocabulary and confidence to know what I’m talking about without sounding too stupid, and also trying to hype myself up and grab my balls to stop analyzing and take some action!  

When I saw the price drop I started my due diligenc thinking of a motivated seller.We started with a low ball offer at $120k, and after 2 rounds of counter offer we agreed at $127k by 09/25.

I stumbled on the Renatus group and it took me 3 meetings and a runaway webinar to realize they don't actually network with anyone who doesn't buy their education.I'm excited to join up when you get the ball rolling.

Lastly, if any of you don't mind, would appreciate getting at least a ball park idea of what the numbers would be.
