@Kelly Iannone - went to the lawyers office - about 6 or 7 of us there - then we walked to the court house and got there by 850 - court room eventually is almost full - Tenant walks in dressed in fatigues and actually sits by me and wants to shake hands - I do and he starts giving excuses - we just politely talk and wait until we are called.

Excuse me, but if a lender accepts a quit-claim deed in any state, they can not foreclose, you can't foreclose on a property you take title to.

If the tenant is paying on time and keeping the property "nice", than its hard to evict them.But like you were saying, if the house you bough was not taken care, and you could see some damages, than this is an excuse to legally evict a tenant.

We all understand the area but the rent is what it is, and in my case it was fairly priced but tenants want to use excuses to get out of the situation. - I've taken a total of 6 vacation/sick days from my day job within a span of a little over a year to walk my tenant through his permits.
