@Kelly Iannone - went to the lawyers office - about 6 or 7 of us there - then we walked to the court house and got there by 850 - court room eventually is almost full - Tenant walks in dressed in fatigues and actually sits by me and wants to shake hands - I do and he starts giving excuses - we just politely talk and wait until we are called.

Further more the argument that, "your actions impacts other people, some of whom are at risk, so we much curtail your freedoms to protect others" falls on its face, since it totally excuses the at risk people from having to take any sort of precaution. 

It is not an excuse to be reckless, but managed and controlled.  

Not an excuse but the stress of all this caused us to take it off the market early and we only received two lowball offers.  

Excuse me, but if a lender accepts a quit-claim deed in any state, they can not foreclose, you can't foreclose on a property you take title to.

@Antoine MartelI once tried in Pennsylvania and Columbus, OH but i did not continue as i am not sure if it's a good idea to have a property manager who will be coming to me every month with excuses for eating up all the profit.

If the tenant is paying on time and keeping the property "nice", than its hard to evict them.But like you were saying, if the house you bough was not taken care, and you could see some damages, than this is an excuse to legally evict a tenant.

We all understand the area but the rent is what it is, and in my case it was fairly priced but tenants want to use excuses to get out of the situation. - I've taken a total of 6 vacation/sick days from my day job within a span of a little over a year to walk my tenant through his permits.

They could pick any excuse or none at all, but to say that it is because of the landlord living on site and saying that to the landlord is strange.
