If you are looking for the least expensive and something where you don't need to physically go into a bank, you may want to try Capital One as they do have physical locations (in some states), but they are primarily online web based.

There is something called a "check valve" that is installed in drain piping so that water is only allowed to flow in one direction.If I understand correctly, you have a set of exterior steps, and at the bottom of those steps there is a drain inlet opening that is intended to capture water from the stairwell and feed it into the drain system; but due to excess water in the drain system from other sources, water is flowing out of that drain inlet.

We are being told "Its normal for Sec 8 to require some repairs and or additional items/ad ons"     Our Management agreement states "Management will obtain prior approval of Owner for any item or service in excess of $400, except for monthly or recurring expenses and emergency repairs"We were only notified of these repairs until AFTER they were completed.

"- It is my understanding that any and all services that use ACH/EFT billing (Google Wallet, Paypal, Venmo, Cozy, ...) leaves the landlord at the mercy of the tenant, as the tenant can reverse charges simply by claiming that the ACH debit was not authorized.

When I have a broker or prospect complain about the late fee being excessive prior to lease execution I tell them it's supposed to be high, I don't want any tenants who are going to pay late.

As for the 5 days, the only provision in the code civil is that if the tenant thinks it is excessive, he can take the matter to the regie, execute the work himself and charge you (which in your case would take much longer than 5 days) "Lorsque le locateur n'effectue pas les réparations ou améliorations auxquelles il est tenu, en vertu du bail ou de la loi, le locataire peut s'adresser au tribunal afin d'être autorisé à les exécuter."
