It needs to provide what DD documents/information seller will deliver to you and what due diligence rights you have (ie length of DD period, physical inspections, tenant interviews, environmental testing, etc.)...along with a lot of other terms a competent attorney can assist on

How does that impact insurance?  

None of the appraisals or marriage impacts any thing. 

And we suggest any park owner to look at what this new buying service can do in regards to positively impact your community.

My question has more to do with a higher cap rate area and potential impacts of a downturn.  

Of course, if something meaningful is discovered in the due diligence step that will impact the price but in the beginning you don't have much..

.- Negotiate as many big ticket costs in at closing and make sure to get a home warranty to help minimize impact of big costs year 1- Know you’ll have to spend about $1.5K out of pocket for every property you are considering during due diligence (Home inspection, appraisal, sewage inspection).

That would impact your payout in a total loss.
