Usually attempting to deprive the potential purchaser of proper due diligence, most of the time since the brokers promoting the program have no experience in these matters.

I have to correct them and tell them I am merely a very long time member, moderator, and simply a promoter - for free I might add - of the site.I have mentored at least 10 BP members.I have learned from countless BP members, thereby increasing my knowledge and success.

Personally I believe land trusts are one of the most overused and over promoted tools in real estate investing.There is no statutory basis for the in MD and therefore  may be invalid here.

Before the government and the industry reigned in short-sale exploitation - what used to be called "A -> B-> C" transactions, this type of exploitation was rampant, and even was promoted heavily by "the gurus" as a way to get big paydays for relatively little effort.

Cash flow "investing" is a marketing ploy to entice novice investors.

If possible have a little better plan in place with Servicer to entice response.

We start with good screening, appropriate rents,activities to promote a sense of community, maintain a very clean interior and exterior.
