Prior to this, the demand for contractors was so bloated that rehab budgets were getting blown up 20k above what they should be simply due to demand.I do not think that this competitive sprint in the market will last forever.

It's hard to recommend one option over the other without pics but I'd say a stunning master suite will absolutely get you top dollar so if you can pull that off in budget then go for the suite in the back of the house.
