I agree with Percy N, you probably need more than your estimated 4K and don't forget all of the holding costs that can add up quickly such as water, electric and sewer bills, taxes accruing, insurance, ect.

I have tenant who has electricity under his name and I have sign landlord contract with electricity company.My question if tenant stops paying his bill Question:Electricity is under tenant name but will get defaulted to me if doesn’t pay it.So my question is what to do in this situation if he is not paying electricity and it get defaulted under my name can I legally tell electricity provider to disconnect electricity while tenant is living there as this is due to his fault not paying his bill for electricity and I have nothing to do with it.thx/

You decide where you put your time and energy - as others have pointed out, your frustration is understandable... but having read thru most of the thread, I'd imagine there's a chance you wish you would've just continued ignoring the people you perceived as expecting a handout.. lesson learned (and shared for the rest of us!)

Here's what I'm looking at:10 units 9 2bd & 1 1bdOffer price - $125k*Currently vacant*Needs roughly $60-80k in work- There is only sheetrock, plumbing, electric, and subflooring- I'll need flooring, doors, trim, casing, paint, appliances, cabinets/countertops, light fixtures, duct work for existing HVAC units, other misc. itemsI'm in the process of getting a few bids for the work, but it'll be at least $60k easily.Here's what I'm thinking in the way of financing:20-25% down, commercial loan (if they'll loan on a vacant property needing this much work..????)
