Ken,I was watching some note videos last night and ran across Robert Young's website.  

At BP, not only can you network with other investors, you can get great information on real estate from online videos, courses, and Bp's podcast in itunes.

They ended up using an income basis, and stated that current rents were under market, the comps were due to distressed sellers, and that the dwelling price was still well below averages for the Austin area (basically all the things investors look for).I ended up buying the building anyway, mostly because I said I would and I do believe that keeping your word in contracts is important, but I do also still stand to break even and with the potential for appreciation it could still eventually become a less-than-mediocre deal  over time.

Within the urban city areas, the most common MFR zoning is RM-1-1 (1 dwelling unit per 3000sqft lot area).

I've been watching real estate videos going to seminars and reading books but now it's time to get started and I'm completely stuck I want to start wholesaling then eventually rehabbing but do not know where to start and how to break down a deal I'm more of a hands on learner I would be willing to offer a 50/50 split on commission on my first deal for someone to just walk me through it never have to meet up just phone calls or inbox messages I understand time is money and we can negotiate that 50/50 I'm more about the knowledge then money at this point.

That was one thing none of the instructional videos stated.
