My closing costs were:Origination - $1227Appraisal - $495Credit Report - $20Title services and title insurance - $750Tax Service Fee - $75Consultant Fee - $430 (loan was a purchase + rehab loan, this is the fee for company that services the rehab draws).Government Recording Charges - $143Total = $3140Without consultant fee = $2710.I would say that you are getting overcharged.

It was a disaster with kids drawings all over the wall, the floors a mess as if they were housing animals and 10's of thousands in damage to the property that was beyond the norm.One other thing to keep in mind, they won't report issues of maintenance to you such as leaks - they don't want to risk interacting with people.
