You should be getting at least double that in a different market.You also will need more than $10k in seed money. 

The company is currently at around 50 units; looking to double that in the next year, and probably more after that.

I buy 3 up 1.5 bath & 2 down 1 bath bilevel or 4 level splits with Double detached garages. 50’ or wider lots.

Double-check that they have included insurance, vacancy and maintenance taxes, etc. whatever assumptions the company makes in their pro formas, you need to get the data that backs those up - what are they based on?

We doubled the rents, but upgraded the furnace (it needed it), HW tank from electric to NG & gave them a scratch & dent stove, washer & dryer that we keep in stock.

Make sure you double and triple check your numbers.

@Jonathan Greene I wasn’t trying to hurt your feelings, I was simply saying assigning a contract (not a double close) doesn’t actually require you to pay for the house.
