Make them sign an assignment of lease doc and the tenants sign an estoppel agreement in addition.

If it's a small entity that was just created for the individual property, your best bet is to see who signed the closing docs/mortgage and try to hunt down contact info via truepeoplesearch or some paid skip-tracing.
