Make them sign an assignment of lease doc and the tenants sign an estoppel agreement in addition.

If it's a small entity that was just created for the individual property, your best bet is to see who signed the closing docs/mortgage and try to hunt down contact info via truepeoplesearch or some paid skip-tracing.

The roof was original and the water heated was leaking into the subfloor, but those were the main issues.

Once you're under contract, you can build much more detailed estimates and build great scope of work docs for your contractors to use.
