If you're not able to find a MFH, look for a single family home that would be easy to create a separate entrance, add a kitchen/bathroom, OR, look for that house with a mother-in-law suite.

For example the house has a section that used to be a sunroom or screen porch and was added many years ago as part of the house and somehow none of this work was done with papers, also the basement was finished with a bathroom, kitchen and non-compliant bedroom but the entire basement is around 6’8” instead of 7” (minimum per code) so inspector is saying that the entire basement was not suppose to be finished and it sounds like he wants it all removed or to apply for a variance that he is letting me know upfront most likely wont be approved.

Hence the reason why I thought hard money would be required during the seasoning period.Also I think we are heading into a correction for some areas of the country which means you could loose some of the value and eroding the 25-30% discount it took so much effort to find.For now I think the smart money is to buy with rehab in mind and only take deals that can also buffer for possible interest rate increases and some market softening.
