They barely have a police presence.

My presence I think was enough from their body language.

The biggest one being that their national presence and state of the art technology would drastically increase bookings.July 1 was the official cutover date, and what resulted was the exact opposite of their pitch.

If the property is well maintained and has great tenants, your physical presence is rarely needed!

We will likely see MORE inflation coming up than less...especially with continued quantitative easing, and the rise of digital currencies.Overall, it's a bad idea to justify buy/hold returns with potential appreciation. 

Let rents rise yearly, let the property appreciate with all the good things the area has going for it (biotech, tech, great universities, the list goes on...) and wake up in 5 years to six digits of appreciation.  

We make our tenants pass credit and background checks, shouldn't we at least be able to break three digits on the Stanford-Binet?

Credit scores alone tell you very little...you need to see what is contributing to that score, and you need to check for Bad Habits in all areas of their life...Court Records, Employment history, prior housing history, online presence, and anything else available.

@Eric Mcginn this type of a property might pose some challenges...mostly because of the presence of a mobile home on it.
