From my experience, it is extremely difficult to find private money as cheap as the public market. 

@Zachary Zimmermann it maybe be difficult but maybe look outside the MLS.

Starting out that may be difficult because a few too many professionals out there don't want to invest their time with first-time investors.

That trend will probably continue at least through this year if not the next, so I would predict that any market where it's especially difficult to get an investment deal, regardless of where rents are right now they will be going up in the very near future to solidify profitability.
