use opportunity zones for 1031 capital gains money, park it for awhile then take it back... super simple

It is a frustration for many agents....showing 5-6 houses and 4 are on showingtime and therefore super easy to make appointment and get information for showing, schedule route, get directions, etc...and then you get to the two that make you go back and forth and round and round for the info....so you start out with a bad taste for many agents.MLS allows 36 pictures....we don't have a lot of magic stats for MLS and who hits what and why, but the 1 thing we do know is more pictures do get more hits.   

I love in a small Midwest town so the margins are super small, but he’s still earn a higher return with me than anywhere else he is right now (his admission).

Super ugly, but the area is rapidly gentrifying and there are a lot of rehabs going on all around it. 

I want to make sure that everything goes smoothly and in order to do that I want to super knowledgeable and informed about the beginning stages.

I may be off on that, but since we opened our STR back in Nov of last year, we've had all 5 star reviews and obtained Super Host twice now.

Your breakdown was super helpful and provided us with a solid game plan to evaluate the different options. 

I feel like the latter is the best way, especially if I'm not super interested in the flipping aspect for anything other than just capital creation.
