I would also recommend creating a list of goals... 3 months, 6 months, 1 year, 3 years, 5 years, 10 years, and 20 years.

Just looking to get opinions on what would be the preferred route to take for a 1000 sq ft single-family ranch home - one with three small bedrooms and one bathroom (which is the current set up), or converting it to two larger bedrooms with two full baths (specifically, creating a larger master bedroom with a master bath).

There is a well 15 feet away and water seeps through making the brick and stone damp which creates mold.It would be expensive to dig up the exterior lawn to fix it from the outside.

It sounds similar to what Virtual Staging Solutions has created for the staging industry...They charge per Project to 'virtually stage' a property. 

You need to network and create relationships with multifamily brokers and look for properties that have problems for you to solve.Everyone's underwriting is going to be affected with rising interest rates, prices will begin to fall.Gino
