I like Building Wealth one house at a time for a book, and I like Wheelbarrow profits and the old dawg REI network for podcasts that you can really learn from. 

What I recommend is join your local LL association-very low cost and a great resource plus networking.

I’ve also gotten into watching Kris Krohn videos, and not speaking into the hype of large upfront costs of becoming part of his team or network, but in the HELOC method that he discusses.

The "need some work" ones don't bother me as I am handy and don't mind building a network to repair/improve the property.

This is a fantastic site for networking and learning from other successful investors.  

The nice thing is if you have a good CPA or tax advisor you don't have to roll the whole gain into the fund.

Network with your local real estate investor groups to find out who they are using.

I know this might seem redundant, since it's all your money anyway, but it gives you a clearer picture of the LLC's actual profit and reduces your personal tax burden (disclaimer...not a CPA!).
