It makes it personal property and as such would not qualify for 1031 unless you had actually accepted rent from your mom and could document and had documented that she was a tenant.Your best bet if you've treated the income and expenses appropriately would be to sell and take the % you live in as a 121 exemption and do a 1031exchange for the % you have been renting.Time for a heart to heart with your accountant.

I'll also take the property manager advice to heart, I'm going to need someone who can look after my rental any time I leave the area and would eventually like to take a cut on income to outsource some of the work to a manager.Speaking hypothetically, do you think it would be better to buy a $50,000 home that rents for $650 vs a $25,000 home that rents for $450 because of fewer tenant issues?
