I reached out to my agent and I am keeping an eye out for similar properties on the market.I do see one very similar to mine going for ~450k...is that considered a comp or does it need to be a sold price?

@Charlie MacPherson I just looked at a triplex on the MLS and it shows that it last sold for $690K on Zillow, with the property listed for $370K on the MLS.

As an example, seller usually has to complete a full short sale package to include YTD paystubs (Assuming they are employed) and well, they usually don't provide one or, they'll require proof of funds from buyer showing they  have the capacity to purchase and well, sometimes the agent provides a copy of earnest money instead.
