I would say this is a decent deal but I prefer more meat on the bones personally because I like value-add.

I immediately went to the bank to get pre-approved, then called two of my landlord friends to make sure the purchase wasn't too good to be true, then hired a home inspector to learn the facts, and my loan officer represented me at sale. 

Con - Slightly more expensive than some Brokerages, but that depends on how many deals you will do, the KW attitude while helpful and positive can be a little too much for me at times.
