I'm leaning toward the familiarity of residential cash flow properties, but am getting sucked in by all the different alternatives - from wholesaling to commercial property.I have a partner (and old friend) in the Detroit area who has a team of fix-it people who can refurbish properties, and given that partnership, Detroit's high yield, and depressed market, I plan to target that area first.

I have a long timeframe to work with and have no desire to work less hours (I enjoy working all day--on things that interest me) so the learning aspect is a wash also.I'm leaning towards doing rehabs right now.

Leaning strongly toward not even putting in an offer but the program I'm in (NACA) is no money down, no closing cost, and they will pay for major repairs.

If you want to get the 6 months then lean them to moving out you could raise rent on move at month to month.
