This may or not be the situation in your case....but when I send someone a property to flip, where I know the numbers work, over and over again...and they keep passing, I then determine it is time for me to move on from that potential client and spend my time in a more constructive way.

Mostly fix and flips, refinances, ground up construction, buy n hold acquisitions, etc.

@Jerrid Burke I used to own a construction business and have rehabbed my own homes and tons for other people.

This is my first attempt at putting together a fix-and-flip project, and I could use any (positive/constructive) advice.

So we are more focused on building new construction in and around  Charlotte.

As a new investor that was raised in construction, my ability to analyze fix and flip deals is my longsuit. 

We are experienced in Flipping and also doing some new construction now.
