The more comps you have, be it the income approach or market (and cost) the more valid your assumptions or adjustments will be.I would never buy a property with only one comp unless I knew the market and was confident that my offer plus costs will yield a profit.

This crap of just do it, anyone can do it, and just overcome your lack of motivation is put forth either by people selling something or people who have not been very successful themselves.If you do not have the knowledge and experience and intelligence to be successful in a particular endeavor, then you won't be.I could have all the motivation and self confidence in the world, but I'm still not going to hit a fastball thrown at 100 mph.

the world of commercial real estate is in many ways not an extension of residential real estate; it is a completely different investment animal.The are commercial brokers that will represent you on the buy side, but they want alot more confidence that you have the ability to close a transaction than residential brokers do.

I would be satisfied if I can take care of me and daughter by working for myself as an investor now but I see bigger things in the future.I am ex military and I am accustomed to hard work and dedication but I just need the knowledge, confidence and courage to apply that knowledge.I hope that I am able to network with like-minded people on BP and investors who have weathered the storm through this economy.Again I'm glad to be here everyone.
