That would just complicate everyone's lives unnecessarily.  

You don't specify yours, but you'll need to fully understand the situation there and plan accordingly.For example, I did my deals in Georgia, which is a fast-foreclosure state that allows non-judicial foreclosure with no right of redemption.

Thankfully no, but it's more complicated. 

The lender just recorded a Notice of Default, the first step in the non-judicial foreclosure process.

@Wessley Grassi your potential seller is going to run into some complications while trying to do a 1031 exchange with owner carry financing (ultimately that is their concern, but important to know if you're trying to bring them a workable solution).
